Cadmus Properties manages over 50 communities across the islands and has been operating in Hawaii since 1984. Cadmus Properties takes pride in providing management services that simply make our clients lives easier. Our local staff understands the importance of our Hawaiian culture and is devoted to preserving our lifestyle, as we all live, work and play in this special place we all call home.


In addition to community association management Cadmus Properties is a full service residential and commercial brokerage firm. Unlike our competitors Cadmus Properties understands and practices many different disciplines of real estate allowing our team to provide a unique and in-depth perspective on the needs of your community.

For ten years Cadmus Properties has maintained an A+ rating with the Better Business Bureau (BBB). The BBB has stringent requirements including a 16-category grading scale. Cadmus Properties has the highest rating of A+ due mainly to our proportionally low rate of filed claims and 100% closure rate. Cadmus Properties actively monitors BBB claims and use these findings to ensure clients always receive the service they deserve.

MANAGEMENT SERVICES


REVIEW OF PROJECT DOCUMENTS


A review of all project documents will be performed immediately upon the commencement of service.  The documents considered include (but not limited to) the Articles of Incorporation, Bylaws, Declaration(s) and House Rules.  Areas of concern will be noted and appropriate recommendations will be made.



HOUSE RULES ENFORCEMENT


We will pursue enforcement pursuant to the provisions of the House Rules and Bylaws of the Association. Board members will have access to our Appfolio Property Management platform allowing for real-time house rule enforcement and fining.


REPAIRS


Depending upon the nature and extent of work required, bids would be solicited from the appropriate contractors.  Specifications for the necessary work would be drafted by the property manager, or qualified specialist.  Emergency repairs would be affected as expeditiously as possible. Specific items will be detailed upon our retention.


PROPERTY INSPECTIONS


Inspections will be conducted in accordance with the provisions of the Condominium Management Agreement. Recommendations and discrepancies will be noted and reported to the Board. An annual inspection will be made to assist in preparing the ensuing year's budget. Board members are welcome and encouraged to participate in the annual inspection. 


GROUNDS/LANDSCAPE MAINTENANCE


After surveying the grounds Cadmus will provide a general maintenance program with specific recommendations and suggestions for the board to consider.


OPERATING BUDGET AND RESERVES


An operating budget and reserve funding schedule will be prepared by Cadmus Properties with input from the Board of Directors, and submitted for Board approval.  There is no additional charge for this service.  


DELINQUENCIES


We have an enviable track record for reducing the delinquency rates for the projects we have assumed the management of.  This is affected through 1) having the collection policies of the project made known to all owners and 2) adhering strictly to the provisions set forth in the collection policy.  This generally results in payment to bring the account up-to-date or the filing of a lien and pursuing foreclosure or other remedies as are legally available or practical for the Project to pursue.


FINANCIAL STATEMENT


A sample copy is included in this proposal.  It provides a clear, comprehensive and concise report of the project's financial performance.  This will be provided to you on a monthly basis, receipt of which is generally prior to the regular meeting of the Board of Directors, if the Board meets after the 15th of the month.


HOMEOWNER PAYMENTS


We offer several payment methods for owners to pay their maintenance fees. Owners have the convenience of having maintenance fees automatically paid from a checking or savings account directly to the Project's account.  This auto debit system enables the Project to receive immediate credit for maintenance payments and earn interest on their deposits. Owners also have the ability to pay their maintenance fees online with a credit and/or debit card.


- FISCAL MANAGEMENT SERVICES -


ACCOUNTING & FINANCIAL MANAGEMENT


Cadmus Properties will arrange for deposit of all maintenance assessments and other receipts into accounts established for the Project at federally insured financial institutions. Agent shall maintain a fidelity bond for employees who handle the Project's funds in an amount sufficient to protect the Project. Reserve funds will be deposited into interest- bearing accounts at federally insured depositories or in such federal bonds or notes as directed.
